Source: Tiesdell and Adams (2004) Thirdly, it is clear that different developers adopt different strategies, including the degree to which they are prepared to be flexible with regard to design, and the significance of design quality as part of their business strategy. Typically smaller, niche developers such as Urban Splash are credited with producing higher quality design, and medium sized firms such as Berkeley Homes and Countryside are seen as more ready to yield ‘opportunity space’ to designers. Tiesdell and Adams posit that developers like these are more likely to engage successfully with more challenging sites, implying that patterns of land release through planning may encou- rage particular types of developer. On the other hand large scale land allocations and/or tight planning constraint may unwittingly be encouraging the competitive strengths of the volume house builders.
